The Ridge HOA Schedule of Fines

The Board of Directors of The Ridge Home Owners Association is authorized to enforce timely assessment payments from owners, compliant with rules and regulations and other policies enacted in accordance with the governing documents by assessing monetary penalties against homeowners or occupants who are in violation.

Fine schedule is as follows:

1. First Offense                     Official notice of violation

                                                No penalty incurred

2. Second Offense               Official notice of violation

                                                $50.00 Fine

                                               Use of community amenities will be suspended

3. Third Offense                    Official notice of violation

                                                $75.00 Fine

                                                Use of community amenities will be suspended

                                                Voting privileges will be suspended

4. Fourth Offense                Official notice of violation

                                                $100.00 Fine

                                                Use of community amenities will be suspended

                                                Voting privileges will be suspended

5. If after 4 notices, failure to comply persists, a fine of $250.00 will be assessed. An additional fine of $250.00 will be assessed for every month that non-compliance continues.

*Violations will be evaluated every 7 days.

*Residents will be given 7 days to become compliant.

*If a single violation is repeated within a 30 day time frame, only one warning notice will be sent. The     second consecutive offense will result in an immediate fine of $50.00 and the suspension of community amenities.

*The Board is authorized to bring in to compliance various violations. Any costs associated with actions required to bring about compliance will be billed to the homeowner.

Fines are assessed by The Board of Directors in accordance the above fine schedule, and are effective on the day non-compliant homeowners receive their official notice from The Board’s authorized representative. (Neighborhood Services Corporation) Fines are to be paid within 7 days.
